New residential developments in Almaty and Astana have converged on broken-bridge aluminium system windows. The driver is not fashion — it is three acceptance criteria that can be written into a contract.
Over the past few years, window specification on new residential projects in Almaty and Astana has shifted visibly. Three drivers sit behind it. Tariff and heating-subsidy changes have made owners take energy consumption seriously. Refurbishment programmes have concentrated on older blocks, where single steel windows and basic sliding windows fail winter inspection in clusters — condensation, mould, iced sills, poor closure. And buyers now expect a defined window standard as part of delivery, discussed at the sales-office stage rather than discovered at handover. Developers need a window standard they can write into a contract, not the phrase premium windows.
Those requirements reduce to three measurable criteria: low whole-window thermal transmittance, airtightness and water tightness that hold up, and hardware and seals that survive a decade or more. Broken-bridge aluminium is the mainstream answer because it addresses all three inside a single profile platform, and allows glass and hardware to be graded up or down by project tier. For developers that means one product decision replicated across a scheme, rather than a bespoke solution for every apartment layout.
Broken-bridge aluminium works by inserting a thermal break strip between the indoor and outdoor aluminium sections, cutting the continuous metal. The effect of that single cut should not be underestimated: aluminium's thermal conductivity is far higher than the strip's, so once severed, overall profile heat transfer can fall by more than half. Strip material is the critical variable — PA66 reinforced nylon outperforms PVC decisively in weathering resistance, tensile strength and ageing, and we use PA66 throughout with anti-displacement design at both ends so the strip cannot migrate in service.
Profile cavity structure matters just as much. Multi-cavity design forms several relatively independent air layers inside the profile; still air is a natural insulator, so more cavities improve both thermal and acoustic performance while providing more positions for hardware and gaskets. Our profiles use multi-cavity isothermal design, with the thermal break and the glass sitting substantially on the same vertical plane to reduce the bypass path. Combined with pressure-equalising chambers and concealed drainage, water tightness becomes achievable — essential in regions with heavy snow and rain, since a profile cavity that collects water is a hazard rather than a benefit.
In severe climates, the word insulated in marketing copy is meaningless; what matters is verifiable data and process detail. Whole-window U-value is the most direct measure, and Kazakh residential projects should target 1.8 W/m2K or lower. That figure requires profile, glass, spacer and seals to contribute together — no single component achieves it. On glass, double insulated toughened with Low-E and argon filling is the base combination, but long-term argon retention depends entirely on sealant quality: the workmanship of two-component sealant decides how much argon survives five years.
Several cold-weather details are routinely overlooked. Hardware and gasket low-temperature performance matters most: inferior gaskets harden below minus 30 degrees and tear when the window is opened, at which point sealing is gone. Hardware lubrication and handle feel matter because hand strength is reduced in the cold. Condensation control requires warm-edge spacers and a correct isothermal line — if frame surface temperature sits too low, glass edges and frames still sweat. We address each of these with specific component choices and run airtightness, water-tightness and operation checks on every unit before it leaves.
Broken-bridge aluminium is often treated as a thermal product, but acoustic performance is its second core benefit. In the main cities of Kazakhstan, street-facing apartments suffer real traffic noise, and broken-bridge systems gain on three fronts: a thicker inter-pane cavity performs better, with 12-20mm the usual economic range beyond which returns diminish; laminated glass with a PVB interlayer strongly attenuates mid and low frequency noise, making an insulated plus laminated combination the right answer for street-facing bedrooms; and the window's own airtightness is the basis of all acoustic performance, because a window that leaks air leaks sound regardless of glazing thickness.
Our glass specification differentiates by floor and orientation: insulated laminated plus Low-E for street-facing and lower floors, simplified insulated Low-E for sheltered orientations and upper floors. Complete multi-point hardware keeps even sash-to-frame clamping, which is what makes the airtightness grade achievable. The outcome is differentiated performance for different blocks on one profile platform, without introducing a second product system for acoustics — which keeps procurement and installation costs down for the developer.
If you are fixing a window standard for a residential or apartment project, four steps work. First, write climate and energy requirements into the technical specification: whole-window U-value ceiling, airtightness and water-tightness grades, glass configuration requirements and hardware load class, each expressed as an acceptable number. Second, require the supplier to provide the profile cross-section, the whole-window U-value calculation and process notes for the critical operations — strip insertion, sealant application, corner vulcanisation. Third, confirm with a physical sample window installed on the building itself, so handle feel and sealing performance are judged in place before volume is committed. Fourth, bring installation into the contract: roughly half of a system window's thermal performance is realised on site, so sill filling, foam continuity and external membrane lapping all need line items on the acceptance record.
We produce ISO 9001 certified system window customisation on broken-bridge multi-cavity PA66 profiles, with whole-window U-value stably at or below 1.8 W/m2K, glass in insulated toughened, Low-E, argon-filled and laminated combinations, complete multi-point hardware sets, and three sealing lines with vulcanised corners. For projects in Almaty or Astana we can start from the apartment schedule and issue a configuration proposal covering the glass and hardware scheme for every opening type, so that specification is settled once and detailed design follows.
